Tbilisi apartment prices, rents and yields, by district
In July 2026 a new-build apartment in Tbilisi cost $1,426 per square metre white-frame and let for $10.1 per square metre a month, a citywide gross yield of 8.5% before fit-out, vacancy, tax and management. Tbilisi recorded 42,388 apartment sales in 2025. The district table below carries the same numbers for twelve districts, each with its source and month.
Twelve reporting areas
Tbilisi has ten administrative districts. Galt & Taggart reports twelve areas, listing Didi Dighomi and Vashlijvari separately; the table follows the source so every figure can be checked against it.

How to read the table
- Every price and rent is for one month, July 2026, from Galt & Taggart's Monthly Market Watch. A district average moves with the projects that sold that month, so use it to compare districts; one apartment needs its own valuation.
- The district yields are our arithmetic. Galt & Taggart publishes only the citywide figure: 8.5% in July 2026.
- Vashlijvari, Mtatsminda and Chugureti recorded the fewest sales in 2025, so their averages and yields are the least reliable in the table.
Two gross yields beside one net
The first two are gross, on different baskets of apartments; the last is net, on Bude's worked example.
