Saburtalo, Tbilisi
Most students in Tbilisi rent a furnished one-bedroom or a room in a shared flat in Saburtalo, Vera or Vake, within a metro ride of the universities. Bude lists only apartments it has inspected, with a written lease in English and Georgian and no deposit before a viewing.

For parents abroad
You can do the whole thing from your own country. Mariam sends the real address and photos she took herself, walks you through the apartment on a video call, and sends the lease in English before anyone pays anything. The deposit goes against a signed lease that names the landlord as registered at the Public Registry, never against a photo.
After move-in there is one number to call. Bude manages the apartment for the owner, so a broken boiler in January is our problem, not your child's.
Questions parents ask
Is it safe to pay a deposit before we arrive?
Only against a signed lease that names the landlord as registered at the Public Registry. We never ask for a deposit before you have seen the apartment on video and read the lease. Anyone who asks for money to "reserve" an apartment seen only in photos is the scam students in Tbilisi most often report.
What does a lease in Georgia have to say?
The landlord’s name and Public Registry status, the address and cadastral code, the term, the rent and its currency, the deposit and the conditions for its return, who pays utilities and the building fee, and the notice period. Ours are bilingual and can be notarised on request.
Can a student register an address for a residence permit?
Yes, with the landlord’s consent, which our lease includes as a standard clause. Study residence permits are handled by the Public Service Development Agency; we can point you to the current document list.
What do heating and utilities cost in winter?
In an apartment with its own gas boiler, heating runs roughly ₾ 80 to ₾ 150 a month from December to February; electricity, water and internet add about ₾ 60 to ₾ 100. Buildings with central heating bill it in the building fee, which our listings state.
